Helping More Kiwis Build More Homes

Practical property development training from John Kenel, built from more than 20 years in the real world and over 1,000 homes developed in New Zealand.

For builders, tradies, investors, and practical people who want to understand development properly, create more housing, and get ahead.

Who I Am And Why I Built This

I’m John Kenel.

I bought my first rental in Cambridge in 1997. I still own it today.

Since then, I’ve developed more than 1,000 homes across Hamilton and Cambridge through my company, Assured Property. I’ve been through booms, busts, rate hikes, rate cuts, and just about every council headache you can imagine. I’m still here, and I’m still building.

I built The Property Development Club because most people never get shown how development really works.

They hear bits and pieces. They make guesses. Sometimes they make expensive mistakes.

I wanted to create something practical. Something real. A place where everyday New Zealanders can learn how small-scale residential development actually works, from finding a site and running the numbers right through to consents, construction, and selling.

For me, this is bigger than a course.

It’s about helping more people understand how homes get built, how supply gets created, and how ordinary Kiwis can play a part in making housing better and more affordable in New Zealand.

That’s what this is about.

Why I started The Property Development Club

Property has already been good to me. I didn’t build this just to sell a course.

I built The Property Development Club to share what I know, so more everyday New Zealanders can have a real crack at development too.

The more builders, tradies, investors, and practical people who understand how to take a site and turn it into good housing, the better.

If more Kiwis know how to do a minor dwelling, a duplex, or a small townhouse project well, we get more homes, more supply, and better housing choices.

That matters.

It helps more people get ahead. And over time, it helps make housing more affordable in New Zealand.

This is more than a course. It’s a practical way to help build a new wave of small residential developers across New Zealand.

Who This Is For

The Property Development Club is for people who are already doing the work and want to step up:

  • Builders who want to do their own projects, not just build for someone else

  • Tradies who want more than an hourly rate and a sore back

  • Property investors who want to create stock, not just buy whatever turns up

  • Practical people who want to do one solid development that makes a real difference

If you’ve thought about building a minor dwelling out the back, helping family into a place, or doing a small townhouse project, this is for you.

If you’ve already done one or two developments and want to tighten things up, reduce mistakes, and sleep better at night, this is for you too.

What You'll Learn

Inside The Property Development Club, I walk you through my full 17-step process for small-scale residential development in New Zealand.

This is the real-world process I’ve used across more than 1,000 homes over more than 20 years, broken down into simple, practical steps.

You'll learn how to:

Find sites with real development potential

Run proper feasibility numbers so you know whether a project stacks up

Deal with council rules, planning and consents without losing control of the timeline

Work with planners, surveyors, engineers, architects and builders as one team

Structure funding and talk to banks and brokers in a way they understand

Manage risk and cashflow so you do not run out of money halfway through

Decide whether to sell, hold or mix the two once the project is complete

Everything in the course is based on how I actually run my own developments, with real examples, real drawings and real numbers.

42 videos. About 5 hours of practical training. Built for New Zealand residential development.

Real Experience, Not Theory

I'm not an academic, I'm not a guru. I'm a working developer.

If you want to understand residential property development properly, it makes sense to learn from someone who’s actually done it in the real world:

  • I bought my first rental in 1997

  • I've been a full -time residential developer since 2004

  • And over that time, I've built more than 1,000 homes across Hamilton and Cambridge

I’ve dealt with the real stuff. Finding sites. Running feasibilities. Working through council issues. Managing consultants. Structuring funding. Building projects. Selling some. Holding some. Making mistakes and learning from them.

That’s what this training is built on.

Not theory. Not recycled internet advice. Real projects, real numbers, and real experience from more than 20 years in the game.

What This Helps You Do

Work through the Club and you'll be able to:

  • Understand the full development process from start to finish

  • Talk with more confidence to council, banks, brokers and consultants

  • Look at a site and form a more realistic view of what might work

  • See where most people go wrong, and how to avoid the same mistakes

  • Get clearer on whether you want to do one solid project or build from there

Whether you want to build a minor dwelling for family, do a duplex, or take on a small townhouse project, learning how to do it properly gives you more confidence, more clarity, and a much better shot at getting it right.

That's the real value.
